What Is a Schedule of Condition?

A Schedule of Condition (SoC) is a detailed record of a property’s physical condition at a particular point in time. It documents the structure, interior and exterior finishes, fixtures, and any visible defects or damage. This record serves as an impartial benchmark for assessing any changes that may occur after nearby building works have taken place.

Purpose of the Report

A Schedule of Condition is typically prepared before the commencement of adjacent building works to protect both building and adjoining owners. The report provides clear evidence of the pre-existing condition of neighbouring properties, helping to prevent or resolve potential disputes over damage claims once the works are complete.

Our Inspection Process

Before works begin, one of our experienced party wall surveyors will visit and inspect the adjoining property. During the inspection:
Each relevant area is carefully examined.

Following the visit, a Schedule of Condition Report is prepared and shared with both the building owner and the adjoining owner. A copy is also securely retained in our records for future reference.

Re-Inspection After Works

Once construction has been completed, our surveyor can re-inspect the property to identify any changes or new damage. Where necessary, we will advise on the nature and extent of any repairs required.
